Who can use Guardian Vancouver Housing Services?

Our services are designed for international students, professionals, and families moving to Vancouver, as well as local residents searching for housing. We also support landlords looking for reliable tenants.

What is services are included ?

We offer consultations both online and in person to fit your needs. Based on your criteria, we’ll provide you with three tailored housing options. Our team will arrange viewings and can host virtual tours so you can explore properties from anywhere. If you choose, we’ll also facilitate the secure payment of your first month’s rent and deposit. Plus, our clients enjoy ongoing support—including guidance and assistance if any disputes arise with a landlord.

Can I secure housing before I arrive in Canada?

Yes. That’s our specialty. We attend showings on your behalf, provide detailed virtual tours, and guide you through the digital lease process so your home is ready before you land.

What is the service fee?

The service fee is $300 which is payable by any major credit card or Paypal.. Your rent and deposit will be separate.  We’ll always explain costs upfront, with no hidden fees. Please contact us for more info.

What if I don’t like the property after moving in?

We do everything possible to make sure you love your new home before signing the lease. While rental agreements are binding, our team works with you during the search to minimize this risk—through thorough video tours, transparent communication, and honest property assessments.

What neighborhoods do you cover?

We specialize in Vancouver and surrounding areas including Burnaby, Richmond, New Westminster, Coquitlam, North Vancouver, Langley and Surrey.

How do virtual tours work?

We offer guided video walk-throughs of rental properties, allowing you to explore homes in detail before committing—all from the comfort of your current location via your cell phone or laptop.  We can video using Zoom or WhatsApp.

Can you help with furnished housing, shared rooms, or short-term stays?

Absolutely. We help students and newcomers find furnished apartments, shared homes, and single-room rentals—options that fit different budgets and lifestyles.

Q: Is my rental or damage deposit payment safe?

Yes. We provide secure payment facilitation and all payments are processed through trusted systems, so if something goes wrong, your funds are fully safeguarded.

How long does the process take?

Every search is unique, but most clients secure housing within 1-2 months of starting the process.
